Tenanted Flats
This section contains information for flat owners who wish to sub-let their flats. The majority of the work undertaken by the directors of the management company relates to tenanted flats.
All owners who rent out their flats must adhere to the following:
1. You as the owner will need to contact Easton Bevins to inform them you are renting out your property and let them know who the rental agent is and who the new tenant is. You must inform Easton Bevins of any change of tenant.
2. You as the owner and/or your letting agent should ensure the tenants have a copy of the latest guidance notes and are made aware of the website and before they sign any tenancy. The ‘Notice to Residents’ information sheet on the website lists the prohibited activities, such as no barbecues, no drying of laundry on balconies and patios, no loud music/noises or use of domestic appliances between 11.00pm and 7.00am,
3. You as the owner must apply to Easton Bevins if you are intending any improvements to your flat such as a new boiler, replacement windows or replacement garage door. This must be done in accordance with the refurbishment guidelines, also on the website. If approved Easton Bevins will then issue you with an Licence to Alter (LTA) before any works start. A Certificate of Completion will be issued on completion of the works.
4. You as the owner must apply to Easton Bevins if any proposed works would affect the external brickwork or the internal walls and floors of the building. Easton Bevins will consult with the Bishops Knoll Management Company Directors. A structural survey may be required before any approval is given and, if appropriate, when the approved works are completed.
5. You as the owner must inform Easton Bevins if your tenant has a pet. Pets in tenanted flats are NOT allowed.
6. You as the owner are responsible for the behaviour of your tenant both within the flat and within the grounds of the estate. Your tenants should be considerate towards other residents.
In addition you as the owner have the following responsibilities, including but not limited to:
1. Informing Easton Bevins of the Agent, the specific person dealing with the let in the agency.
2. Full contact details for the tenant.
3. Ensuring you have current full wiring test, copy to EB (needs to be renewed every 5yrs).
4. Ensuring you have a current gas safety certificate, copy to EB (needs to be renewed every year).
5. Ensuring you have landlords insurance.
6. Ensuring the conditions of the under lease are reflected in the tenancy agreement.
The owners of these flats must inform Easton Bevins each time there is a change of tenant, and provide the names of their tenants.
